 America is facing one of the greatest affordable housing crises in its history, particularly among the middle class. As home values increase in urban cities and their suburbs, housing is increasingly becoming out of reach for those who make 70-120% of the Area Median Income (AMI). As a result, ALICE residents, Asset Limited, Income Constrained and Employed, are slipping out of the middle class. They're paying 30-50% or more of their income on housing alone. Housing is considered affordable, when it is no more than 30% of one's income. Families who face housing insecurities (and have to focus on their physiological needs) spend an exorbitant amount of their time and energy surviving, not thriving. GCI is committed to building quality desirable housing which those in America’s Middle Class with moderate incomes can access.

 

Have you heard about the “missing middle?” It’s the type of housing that you rarely see built these days: duplexes, triplexes, quadriplexes. The last couple of decades has focused on the construction of large multifamily apartment buildings and single family housing and as a result, the missing middle is in high demand.

Grey Crown Investments started in October 2019 when Kendra helped a family to get their property market-ready to sell without having to lose it all to discounted, fast cash offers. Six months later, Kendra met MT, a widow who’d recently lost her husband to suicide and homeless. She was in jeopardy of losing her former home in foreclosure as the result of a tenant who had topped paying rent for nearly a year. When MT finally gained access to the house, she discovered that the house was a wreck and could only be sold in what would result in a short sale. Kendra and GCI partnered with MT to get the house market-ready, sold and did so putting over $8,000 cash in MT’s pocket to get back on her feet. Kendra was then able to partner with other owners to do the similarly, providing renovation and/or staging services to homeowners who didn’t have the cash to do it themselves.

From there, Kendra realized that GCI had a purpose to health close the wealth gap through homeownership, whether it was through getting market-ready to sell their homes OR getting to ready to purchase homes. With a slim availability of homes for many minorities to purchase, Kendra and GCI decided to focus on helping residents through three service areas: market-readiness and real estate development. GCI is committed to helping people with real estate, to help close the wealth gap and to go from surviving to thriving!
